The Scope Research Healthcare Real Estate Valuation Database tracks acquisitions made by healthcare REITs who routinely disclose key financial information from their deals. As of 5/22/2024, the database has pricing and valuation information (cap rates, etc.) on 520 healthcare real estate transactions since 2016.
 
  - Each deal includes either a disclosed gross capitalization rate (annualized base rent divided by purchase price) or an unlevered net cash flow yield (funds from operations divided by purchase price).
  - Segments include MOBs, inpatient facilities, senior living, clinics, and specialty outpatient facilities.
  - Links to source materials are included in the database.
  - This database is a great starting point or reasonableness check for lease rate or capitalization rate estimates.
